Senior Asset Manager, Glasgow, Up to £50,000 + Car

Job Description

The Senior Asset Manager will lead the implementation of all asset management requirements as part of our clients’ FM Services contract, including planned maintenance, asset surveys and compliance delivery.  

This role will support existing contracts and new contract mobilisation, including supporting commercial entitlement and variation processes.

The Senior Asset Manager will be responsible for a sizeable Planned Services Team responsible for the fulfilment of condition & lifecycle surveys, creation and change control of asset registers and maintenance plans and ensuring all compliance records are checked and held within the CAFM system.

Brief description of the role and responsibilities

  • Oversee the fulfilment of all asset survey delivery to client specifications and timescales including pricing, planning, recruitment, delivery, cost control and reporting
  • Lead, with the Asset Survey and Lifecycle Manager, the production of asset condition and lifecycle reports, capital spend plans and commercial verification/reconciliation reports on existing asset registers
  • Ensure that all maintenance implemented by the Planned Services Manager and the Maintenance Planning Team is sufficient to fulfil all contractual and compliance requirements
  • Implement end-to-end compliance management processes, ensuring that all required records for statutory and mandatory planned tasks are held and accessible in the CAFM system. Ensure all required remedial works are raised and monitored to completion.
  • Take the asset management lead in new contract mobilisations
  • Lead BIM handover projects to FM including COBie handover to survey and CAFM.
  • Engage directly with the client and support the contract service delivery and senior management teams as required for all aspects relating to asset survey and verification, maintenance and compliance.

Main duties and responsibilities will include (but are not limited to):


  • Unify asset management approach to my clients Asset Information Requirements between surveys and CAFM, or the client requirement where specified in the contract
  • Responsible for a full and effective contract PPM Plan, matched to specification and pricing and capable of identifying and articulating any deviation from the requirement


  • Collaborate with the supply chain, projects teams, client consultants and other parties
  • Coach and develop wider contract and project teams, as well as supply chain, into a unified asset management approach.


  • Oversee the implementation of requirements for customer in areas such as assets, statutory compliance and adherence to the maintenance plan
  • Provide advice and insight to support the customer’s decision making in lifecycle spend in short, medium and long term

Planning & Organising

  • Take the lead position for technical & asset management requirements on contract mobilisations, articulating all actions, timescales and risks through the mobilisation process
  • Lead the planning and fulfilment of asset surveys to fulfil customer requirements and mitigate risk

Commercial / Financial

  • Support the commercial estimation of FM services based on asset information and principally new asset registers post-survey
  • Raise client or internal financial risks to the Account/Sector Director and support the direct mitigation of these


  • Set all team managers objectives and monitor progress, whilst mentoring and providing support as required
  • Document process and procedures as required to ensure consistency in approach between roles and contracts

Health & Safety

  • Lead and promote full statutory compliance, health and safety and active risk mitigation at all times
  • Ensure full resource requirements are met for the effective and total management of paperwork relating to statutory and mandatory compliance.


Experience and Qualifications

  • 5+ years working within building services / facilities management
  • Candidates will ideally be either trade qualified and experienced or academically qualified within an Engineering discipline.
  • Professional registration of IEng or CEng with a relevant body.
  • RICS or IAM memberships are not essential though will be considered favourable.
  • Understanding of Microsoft Office software packages
  • Experience in a compliance or safety role is desirable.

Hours and Environment

This position will be based from Glasgow or Edinburgh offices. Travel may be required nationally.

Core working hours for this position are from 8am until 16:30pm, Monday to Friday. However, flexibility will be expected regarding hours of work, to suit the needs of the business and team.

Security clearance may need to be undertaken due to the needs of the different customers’ organisation.
